Strong USDollar encourages international home selling




The value of the euro has fallen recently in comparison to the U.S. dollar, and that gives some Europeans an ideal opportunity to sell their Florida property and make a profit not just on values that have risen, but also on the different value of money.
The opportunity applies to Europeans who bought a property when the U.S. dollar was weaker.
A home in Central Florida illustrates the example. Even if the home's selling price did not rise over the past year, it went up in value for Europeans thanks to the money exchange rate. If a home was worth $300,000 in May 2014, the euro exchange rate overseas was 218,000. That same house today is worth 277,777 euros, or an increase of 27 percent in slightly less than one year.
"We saw an influx of Europeans investing in the U.S. at various points throughout 2014 as they took advantage of the weak dollar," says Kelly Cutchin with Moneycorp. "However, now it seems the tables have turned, with an 85 percent decrease in property-related transaction from the Eurozone and a steady incase in European investors listing their properties for sale."

Listings that include energy cost sells for more

 
 
 Listings that include a home's energy costs have a higher close rate, spend less time on the market and sell at a higher percentage of the asking price than comparable homes that don't disclose the information, according to an analysis by Elevate Energy in the Chicago area.
The study found that attached homes – either a condo or townhome – that disclosed energy costs spent about 25 fewer days on the market compared to homes that did not detail energy costs. Single-family home listings that included energy costs spent eight fewer days on the market.
Researchers found that, on average, an attached home that was listed for $352,000 would have sold for $4,576 more if the listing had included the home's energy costs.
The City of Chicago became the first city nationwide in 2013 to allow direct disclosure of residential energy costs – gas and electric – on the multiple listing service (MLS) for single family or two- to four-unit homes listed for sale. In response, the Midwest Real Estate Data (MRED), the Chicago area's multiple listing service, as well as city officials launched an "Energy eCompliance" tool to help listing agents in Chicago provide buyer agents and home buyers with an energy cost disclosure report for properties. It's available online.
"Energy costs are such a significant issue to homebuyers, it is a no-brainer for MRED to assist its real estate professionals in providing the most accurate and timely information," says Rebecca Jensen, MRED president and CEO. "At the same time, we are enabling our listing brokers to comply with the City of Chicago ordinance.
